The Number Nobody Talks About When Buying a Home and Why Two Houses at the Same Price Can Cost Hundreds More Per Month

Everyone Is Watching the Wrong Numbers

Purchase price and interest rate get all the attention in a home search. They are the numbers that appear in headlines, in listing details, and in the first conversation most buyers have with a lender. They are also not what you pay every month.

David Norris wants buyers to understand the full payment picture before they fall in love with a property, because the difference between what a listing shows and what closing day reveals can be significant and surprising.

What Your Monthly Payment Actually Contains

The real mortgage payment has four components. Principal. Interest. Taxes. Insurance. Mortgage professionals call it PITI and each part behaves differently.

Principal and interest are the portion your interest rate controls. Once you lock a fixed-rate mortgage those numbers do not change. They are the predictable part of the equation.

Taxes and insurance are the variables that catch buyers off guard. Property taxes are set by the county and adjust annually based on assessed value and local tax rates. In Florida and other markets that have seen significant appreciation over recent years property tax bills have climbed substantially even for longtime homeowners. For a new buyer the property is reassessed at or near the purchase price which means the tax obligation reflects current market values rather than the previous owner's lower assessed basis.

Homeowners insurance has been its own story in recent years. Premium increases of twenty, thirty, and forty percent at renewal are not unusual in coastal markets and high-risk areas. A buyer who underwrites the purchase based on the current owner's premium may be surprised when their own first-year policy comes in significantly higher, and then surprised again at the following renewal.

The Two Additional Variables That Change Everything

HOA dues apply when the property is part of a homeowners association. Those dues can range from modest to substantial depending on the community and what the association maintains. They are a recurring monthly obligation that sits entirely outside the mortgage payment and does not go away.

Mortgage insurance applies when the down payment is below twenty percent on a conventional loan or on an FHA loan regardless of down payment size. It is an additional monthly cost that increases the total payment beyond what principal, interest, taxes, and insurance alone would require.

Why Two Houses at the Same Price Can Cost Hundreds More Per Month

A house priced at five hundred thousand dollars in a high-tax county with flood zone insurance requirements and an active HOA may produce a monthly obligation that is three hundred to four hundred dollars higher than a house priced at five hundred and twenty thousand dollars with lower taxes, no flood zone designation, and no HOA. The more expensive house on paper is less expensive to own every month.

Buyers who shop by price and rate without building the full payment picture first regularly discover this at closing rather than before they made an offer. That is the wrong time to find out.

What David Norris Does Before You Fall in Love With a Property

Send him the address before you get emotionally committed to a specific home. He will build the full monthly payment including estimated taxes and insurance for that specific property so the number you are falling in love with is the real number rather than the rate-and-price estimate that leaves out the pieces that can change everything.

No surprises at closing. Just clarity before the offer goes in.
